Job Description:
The person would be responsible for:
1. Sales Strategy and Planning
• Develop and implement effective sales strategies for commercial real estate projects.
• Identify target markets, potential clients, and new business opportunities.
• Set sales goals and performance metrics in alignment with organizational objectives.
2. Lead Generation and Client Acquisition
• Generate leads through networking, referrals, and industry connections.
• Reach out to prospective clients, including investors, corporations, and retailers.
• Prepare sales presentations, proposals, and negotiate deals to close transactions.
3. Client Relationship Management
• Build and maintain relationships with key stakeholders, including clients, brokers, investors, and developers.
• Provide continuous follow-up to ensure client satisfaction and long-term partnerships.
• Handle client inquiries, provide property information, and manage tours of the project.
4. Market Research and Analysis
• Analyze local real estate market trends and economic data to understand demand.
• Keep up with competitors’ offerings, pricing strategies, and promotional activities.
• Evaluate the pricing of commercial properties and adjust sales strategies accordingly.
5. Negotiation and Deal Closure
• Oversee contract negotiations with clients and stakeholders.
• Ensure that the legal and financial aspects of sales transactions are handled efficiently.
• Manage the entire sales cycle, from initial contact to final transaction closure.
6. Reporting and Sales Metrics
• Prepare regular sales reports to update senior management on performance.
• Track sales metrics, such as conversion rates, deal sizes, and customer retention.
• Use CRM tools to manage client data and track sales pipeline.
7. Budgeting and Financial Oversight
• Manage the sales department budget, including costs for client acquisition, marketing, and other operational expenses.
• Ensure revenue targets are met within the allocated budget.
8. Post-Sale Services
• Ensure smooth handover of properties to clients post-sales.
• Address any concerns or issues the client may have after the transaction.
